Do new windows add value to your house in Ireland?

A homeowner on boards.ie put the question plainly. Their house was twenty years old with wooden frames, and the first quote to replace every window and door came in at €15,500 to €17,000. They planned to sell in two years and wanted to know how much value it would add.

The replies were blunt, and mostly right: it will not add €17,000. One guessed maybe €10,000. Another said it was impossible to put a number on it. Here is the fuller answer, from a company that sells windows and would rather you bought them for the right reasons.

Will new windows add their cost to the sale price?

Usually not euro for euro. Nobody can promise a figure, and we will not invent one.

A buyer and a valuer price the house, its location and the market on the day. Windows are one line in that. Good windows make a house easier to sell and harder to haggle down, but it is rare for anyone to pay €17,000 more because the windows are new. Anyone who quotes you a set percentage uplift is guessing.

Where new windows do show up when you sell

• The BER on the advert. A house for sale in Ireland has to be advertised with its BER. Windows are one of the inputs, so replacing old, leaky units can lift the rating that every buyer sees first.
• The buyer's survey. Fogged units, rotten sills and windows that will not lock get flagged. Each one becomes a reason to knock money off the price. Sound windows take that argument away.
• The buyer's mortgage. Some Irish lenders offer lower green mortgage rates on homes with a better BER. That makes a well rated house slightly more affordable for the person buying it.

Where new windows pay you back while you live there

The real return is comfort, and you only get it if you are staying.

Twenty year old double glazing performs far below a modern A-rated unit. The signs that yours has had its day: fog between the panes, which means the seal has failed and the insulating gas has gone; draughts around the frame; condensation on the inside of the glass on cold mornings; and rooms that will not hold heat. On a busy road the drop in noise is often what people notice first.

The grant takes a real amount off the price

SEAI pays a fixed windows grant by house type: €1,500 for an apartment, €1,800 for a mid-terrace, €3,000 for a semi-detached or end of terrace, and €4,000 for a detached house. External doors have their own grant on top.

The rules matter. The grant offer has to come before any work starts, the work has to be done by an SEAI registered contractor, the new windows need a U-value of 1.4 W/m²K or lower, and a post works BER is needed before it is paid. Who should go ahead now

• You are staying five years or more.
• The frames are rotten, warped or draughty, or several units have fogged.
• Rooms are cold, or the house is on a noisy road.
• Your home qualifies for the SEAI grant.

Who is better off waiting

If you are selling within two years and the windows are sound, do not replace them all to add value. The numbers rarely work.

Fix what a buyer's surveyor would flag instead: replace any fogged units, repair or replace rotten sills, service the hinges and locks, and paint the timber. That costs a fraction of a full replacement, and it removes the reasons a buyer would use to haggle.
