Those figures are ours, not an industry average. They are the range we work to in Dublin today, and they include VAT at 23 per cent, which is the rate we quote at. A large open plan room with an island, stone throughout and integrated appliances can sit above €25,000.

Two Dublin details worth saying out loud. Delivery access is checked at the design visit rather than on the morning of the fit, because a red brick terrace off a narrow street in Ranelagh and a detached house with a driveway in Castleknock are not the same delivery. And where there is no off street parking, we agree the arrangements with you in advance rather than turning up and hoping.
What kind of kitchens do Dublin houses usually need?
Mostly rooms that fight a standard kitchen: narrow galleys in older semis, chimney breasts and returns in red brick terraces, and square rooms at the back of new extensions.
Dublin housing stock falls into a few repeating shapes, and each one has its own kitchen problem.
The 1930s to 1970s semi, which is most of Crumlin, Drimnagh, Raheny, Walkinstown and Finglas, usually has a small back kitchen with a door to the garden and a chimney breast in the wrong place. A standard kitchen loses the alcoves either side of that breast to filler panels. A made to measure one turns them into a slim pull out and a full height press.
The red brick terrace with a return, common through Ranelagh, Rathmines, Phibsborough and Stoneybatter, gives you a long narrow room with a level change and a window in an unhelpful place. Those rooms need the units designed around the light rather than around a catalogue.
Then there is the extension, which is now most of the kitchen work in south Dublin and Castleknock. The room is square, the ceiling is high and the wall is glass. We fit out after the structural work is finished, so if you are mid build we design from the architect's plans and the kitchen is in manufacture while the block work is going up.
