Access is the thing that actually varies in Bray, and it varies a lot inside one town. The estates at Ballywaltrim, Boghall and Fassaroe have driveways and easy turning. What kind of kitchens do Bray houses usually need?
Victorian seafront houses with returns and high ceilings, 1970s to 1990s estate kitchens at the back, and apartments and duplexes near the DART.
Bray has an unusually wide spread of housing for one town, and the kitchen problem is different in each part of it.
The Victorian and Edwardian house, which is most of Novara, Putland Road, Meath Road, Sidmonton and the streets behind the Esplanade, was built as a seaside town house and the kitchen is usually at the back, in a return or at garden level. Those rooms have high ceilings, deep chimney breasts, thick walls with awkward reveals, and floors that are rarely level. A kitchen bought in standard widths loses the alcoves either side of the breast to filler panels and leaves a metre of dead wall above the units. Made to measure is not a luxury in those houses, it is the only thing that fits.
The 1970s to 1990s estate house, which covers Ballywaltrim, Boghall, Vevay, Wolfe Tone Square and Oldcourt, usually has a smaller square or galley kitchen at the back with a door to the garden and a separate dining room. The work there is normally about getting more storage out of the same footprint: full height presses, a properly planned corner, and deciding whether the wall between the kitchen and the dining room is doing anything useful.
The apartment and duplex, of which Bray has a lot near the seafront and the DART, tends to have an open plan kitchen and living room in one space. There the kitchen has to look like furniture, because you sit and look at it, which is where handleless doors and a run with no visible hardware earn their money.
One local condition worth naming. A kitchen a few hundred metres from the sea in a house with high ceilings and solid walls is a damper room than the same kitchen inland, and damp is what destroys a chipboard carcase from the bottom up.
